3 Common Commercial Roof Problems and Their Solutions

Categories: Commercial Roofing

commercial roof problems and their solutionsAt one point or another, you’re likely to endure a roofing problem. We know, you’ve spent a lot of money on your commercial roof. It’s an investment with an extended lifespan. Over time, whether due to the typical wear and tear or perhaps extreme weather conditions, something may go awry. It’s not uncommon for a leak to form, or perhaps even missing material. Your best option is to hire a professional roofer promptly to avoid increasing difficulties.

Roof Leaks

Roof leaks are, by far, the most common roofing problem in the industry. There are numerous ways for a leak to occur, including cracked flashing, broken slate, or otherwise. Most commonly, roof leaks occur at flashing points, gutters, skylights, vents, and low spots. Excessive rain can often help the formation of a leak.

Repair typically requires either replacement, depending on the scope of the leak, or plugging up the hole.

Pooled Water

If water begins to pool on the roof, you may experience long-term issues. Businesses with flat roofs are particularly at risk. Pooled water often leads to weakened structural integrity, leaks, and mold or mildew growth.

The solution? Flat roofs can be tapered to ensure water properly drains.

Punctures

Lastly, punctures are third most common commercial roofing problem in the industry. These perforations typically occur due to weather, local wildlife, or foot traffic. This damage can then build up for years, causing rot and mold growth.

The solution is to remove the broken portion, replace the material, if possible, and apply a coating to seal the immediate area. This task can be completed promptly.
